The Tonbridge and Malling Borough Council (TMBC) Cabinet is set to meet tonight (Monday, June 30) to discuss the future of Tonbridge East, as outlined in its newly published 69-page ‘Masterplan’. The comprehensive redevelopment proposal focuses on a large area east of the town’s High Street, surrounding Sainsbury’s and including several major car parks. The Masterplan outlines a bold vision for revitalising this underutilised area of the town with the creation of “much-needed homes”, improved public spaces, and a state-of-the-art leisure centre. It signals the council’s ambition to transform Tonbridge into a “landmark destination”, enhancing quality of life while celebrating the town’s riverside setting.
A key feature of the plan is the replacement of the ageing Angel Centre with a modern leisure facility on Sovereign Way Mid Car Park. Funding is already secured for the project, and the new centre is expected to be a community hub and catalyst for further development.
Housing forms a major part of the strategy, with up to 122 new homes proposed for Sovereign Way North, around 56 at the former Angel Centre, and up to 99 at Angel West. In addition to residential projects, the plan includes a health hub and a possible budget hotel at Vale Road, boosting local services and visitor infrastructure.
TMBC also aims to better integrate the River Medway into the town’s fabric. A new linear park along the river’s south bank is planned to create a green corridor for walking, cycling, and socialising, reconnecting the town with one of its defining natural features.
Public consultation on the proposals is expected to launch in mid-July and will run for six weeks. Residents and stakeholders are encouraged to engage and have their say.
Plot-by-plot, the plan includes:
- E1: A new leisure centre and riverfront activation.
- E2: 122 homes with undercroft parking and public space.
- E: A health hub and improved access facilities.
- N1: A mixed-use site with housing, hotel, and retail.
- S1: A standalone hotel or residential building with ground-floor commercial potential.
- W1: Currently car parking, with long-term plans for mixed-use development.
