Tonbridge High Street, in the view of The Tonbridge Bean, is overwhelmingly in great health. While national news outlets often lament the ‘death of the high street,’ our local economy demonstrates a different reality, where most shops do not stay empty for long.

However, even a healthy high street has its pain points. By measuring units against the triple criteria of prominence, size, and length of vacancy, we have compiled a list of the three most noticeable units whose emptiness cannot be ignored.

Here are the three most conspicuous commercial vacancies on Tonbridge High Street today.


The Bronze Spot: The Former Gatehouse Site

Located directly opposite the historic Tonbridge Castle, the former Gatehouse site holds incredible visual prominence. This is a very large unit that has been empty since April 2024.

Its visibility at a key gateway to the northern end of the High Street makes the vacant frontage a daily reminder of a loss to the town’s offering. The successful filling of this space is critical to maintaining the vitality of the castle quarter.

The Silver Spot: The Old Taco Bell/McDonald’s Site

Securing the silver spot is the large unit at the southern end of the High Street, formerly Taco Bell and, before that, a long-standing McDonald’s.

This unit is one of the largest commercial spaces on the High Street. Its proximity to Tonbridge Station means it is one of the very first things visitors to Tonbridge see. However, having been vacated by Taco Bell in January 2025, this is currently the most recently closed unit on our list. Despite its recent vacancy, the site remains a silver medal winner due to its sheer size and its crucial role in creating the first impression of our town for visitors arriving by train. Its history of difficulty in securing a long-term tenant since the departure of McDonald’s compounds its status.

The Gold Spot: The Former HSBC Bank Building

The former HSBC building claims the top spot for most conspicuous vacancy.

This site has been vacant since August 2023, making it the longest-empty site among the “Big Three.” Its prominent position by Big Bridge, combined with its distinctive river-front exterior, makes the vacancy impossible to miss. As we have previously argued, this site holds huge potential to form a crucial corner of a new riverside hospitality area in the central part of Tonbridge. Until a quality tenant steps in, this potential remains untapped, leaving a gaping hole at one of the High Street’s most picturesque intersections.

Why The Bean Believes The High Street Is Not Dying

It is vital to reiterate that focusing on three vacancies should not overshadow the overall strong health of Tonbridge High Street. We stand by our earlier piece, Why the Death of Tonbridge High Street is Greatly Exaggerated,’ which highlighted key reasons for our positive view:

  • High Occupancy vs. Structural Issues: Tonbridge’s primary issue is not a lack of interest, but a structural one. The High Street is mostly occupied, but its historic building stock often lacks the expansive, modern, and flexible floor plans demanded by large national chain retailers.
  • The Mile-Long Opportunity: Tonbridge High Street stretches for almost a mile and, for the most part, is constantly teeming with businesses, contradicting the narrative of a struggling town centre.
  • Future Redevelopment Potential: Proposed developments of key sites, such as the Angel Centre and Sainsbury’s area, have the potential to deliver the large, modern retail units that will finally attract a wider, more diverse range of flagship businesses.

The three empty units listed above are not signs of a dying town, but rather prime opportunities waiting for the right kind of strategic, ambitious investment.
