The former HSBC building at 100 High Street has been withdrawn from today’s Savills auction, leaving the future of the prominent riverside site uncertain once again. The property had been scheduled to go under the gavel this morning, 17 March 2026, with a guide price of £850,000.

The sudden withdrawal of the building, which occupies a prime position overlooking the River Medway, follows several previous attempts to sell the site. For local residents, the news means the wait continues to see the vacant landmark brought back into active use.

Uncertainty Over Planning and Development

The building was marketed with significant development potential, including planning permission for the conversion of its upper floors into four one-bedroom apartments.

While the listing highlighted the possibility of adding a two-bedroom penthouse, this remained subject to specific conditions regarding materials and the mandatory retention of a commercial space on the ground floor. It is currently unclear whether the withdrawal relates to a private sale, a change in development strategy, or a decision to delay the marketing of the 3,712-square-foot premises.

A Key Gap in the High Street

Positioned in a high-footfall area near Starbucks and Pizza Express, the site remains one of the most visible empty commercial units in Tonbridge. Its return frontage to the river and substantial square footage across three floors make it a key piece of the town’s retail and residential jigsaw.

For now, the former bank hall and its upper offices will remain vacant. Whether the current owners intend to proceed with the existing flat conversion themselves or return the property to the market at a later date remains to be seen.
