For years, The Old Gatehouse had stood as a familiar fixture at the northern end of Tonbridge High Street, marking the entrance to the town’s historic “old quarter.” Positioned amongst a bustling mix of wine bars and independent shops, the venue was once a central hub for locals seeking a pint in the shadow of the town’s medieval history. However, like a few other buildings in the area, its doors have remained closed recently, leaving a conspicuous gap in the local nightlife. As the community looks on at the vacant 366m² space, the question remains whether this prominent site will soon welcome a new operator to restore its place in the heart of Tonbridge’s social scene.
Stonegate’s Transformation: Will it free up the unit?
Recent financial reports have highlighted a significant contraction in the portfolio of Stonegate, Britain’s largest pub group. The owner of the Slug & Lettuce brand saw its estate shrink by 111 sites in the year leading up to September 2025, a move driven by a need to combat falling revenues and a formidable £3 billion debt burden.
However, the narrative from Stonegate’s leadership is one of “reshaping” rather than simple retreat. Chief Executive David McDowall described 2025 as a pivotal year focused on a “partnership-led” model. This strategy emphasised moving away from under-performing corporate-managed sites and leaning into Leased and Tenanted divisions. By finding independent partners to take the reins of local venues, the group aims to ensure long-term success through community-focused management.

The Old Gatehouse: A High Street Opportunity
For residents of Tonbridge, this shift in national strategy brings the focus back to a prominent vacancy at the northern end of the High Street. The Old Gatehouse, located at 115 High Street, currently sits on the market with a rental guide of £65,000 per annum. (source Bracketts)
The property, which sits in the historic “old quarter” of the town, offers a substantial footprint of 366m². Its configuration remains classic for a hospitality venue, featuring:
- An open-plan ground floor bar area.
- Commercial kitchen facilities and a dedicated beer store.
- Rear car parking and servicing access.
The location is bolstered by its proximity to Tonbridge castle and its position within a vibrant mix of existing wine bars and restaurants.

Is a New Tenant on the Horizon?
The wider industry continues to face headwinds, including rising energy bills and increased National Insurance contributions. Despite these pressures, Stonegate has reported a “material uplift” in profit performance during the first half of the 2026 financial year, suggesting that their new strategy of divestment and partnership is gaining traction.
For a site like The Old Gatehouse, Stonegate’s “transformation plan” could be the catalyst needed for a deal. As the group seeks to move towards a portfolio built for the future, the availability of such a prominent unit presents an opening for a partnership-led operator. Whether it remains a traditional pub or evolves into a new hospitality concept, the current climate of “reshaping” suggests that the right tenant could finally unlock the potential of this High Street landmark.
