After years of discussion, delays and anticipation, the long-awaited £20 million redevelopment of Tonbridge’s Sainsbury’s site is finally moving ahead — and the scale of the transformation is far more than just a cosmetic upgrade. This is a complete overhaul of one of the town’s most prominent retail spaces, reshaping not just how Sainsbury’s operates, but how residents interact with the site and surrounding area.

This major redevelopment will unfold in several stages, with the end result being a larger, more efficient and modern supermarket tailored to today’s shopping habits and future needs. Here’s a breakdown of exactly what’s changing, how it’s going to happen, and what it means for Tonbridge.


1. A Massive Non-Food Expansion

One of the most significant changes is the expansion of the Non-Food Sales Area, which is set to grow dramatically from 1,300 square feet to 15,000 square feet. That’s an almost 12-fold increase and will make the new non-food section almost as large as the current Sainsbury’s store itself. This will allow the supermarket to stock a wider range of clothing, homeware, seasonal goods and general merchandise, something that has been in short supply at the current store.

This change also reflects wider trends in retail, where supermarkets are evolving into one-stop shops offering everything from groceries to kitchenware, fashion, and even tech — all under one roof.


2. A New Entrance and Flow

The back entrance to the store will be moved further along the building, closer to the Angel Centre. Rather than entering straight into the store, customers will be guided down a long corridor that leads into the new non-food section at the front of the store. This re-routing will improve accessibility and customer flow, helping to better distribute foot traffic throughout the site.

This corridor-style approach is designed to draw customers into the core of the store and encourage browsing through the expanded non-food area before reaching the groceries.

3. Checkout Area Repositioning and Major Food Space Gains

The checkout tills, currently located toward the rear of the store, will be relocated to run parallel with the front windows. This move will help to open up space and create a more modern, airy layout.

The changes to layout and logistics — including the incorporation of the old Beales building — will also increase the food retail space from 31,200 square feet to 40,300 square feet, a significant 29% boost. To make this possible, nearly all of the back portion of the existing Sainsbury’s building will become back-of-house space and connect directly to the existing Service Yard.


4. Argos and Other Changes Inside the Store

The Argos currently located at the back of the store will remain within Sainsbury’s but will be relocated to the new non-food area, allowing it to integrate more effectively with other general merchandise and tech offerings.

Additionally, the concession area — which may house a café, partner brand, or another retail offering — will be moved to the front of the store, improving visibility and customer access.


5. Electric Vehicle Charging Arrives

In keeping with modern sustainability trends, the redevelopment also includes the installation of a Smart Charge Hub in the southeast corner of the back car park, near the Service Yard. While the plans do not specify an exact number of chargers, the space allocated appears large enough for up to six electric vehicle charging points — a much-needed facility given the rising number of EVs on the road.

6. How the Redevelopment Will Happen

Executing these sweeping changes without shutting down operations entirely is no easy task — but Sainsbury’s has a plan.

The first phase involves converting the old Beales building, which has sat mostly empty since its closure. Once the Beales conversion is complete, Sainsbury’s will temporarily close the existing store overnight and open in the newly revamped Beales side the next morning. This move ensures that the supermarket remains operational while work begins on the existing Sainsbury’s side.

Once the renovations to the original Sainsbury’s building are complete, the two sides will be combined into one fully unified store — featuring the expanded non-food area, new checkouts, relocated entrances, and streamlined operations.


Will It Be the Largest Sainsbury’s in Kent?

For all its ambition, the new Tonbridge Sainsbury’s won’t be taking the crown as Kent’s largest. That title remains with Sainsbury’s in Crayford, which boasts an enormous 100,000 square feet footprint. In comparison, the completed Tonbridge redevelopment will come in at around 45,000 square feet — still a substantial size and a major step up from its current capacity.


A Welcome Boost for Tonbridge’s High Street

The transformation of Tonbridge’s Sainsbury’s site is not just about bricks and mortar — it’s also about restoring a sense of pride in a key part of the town. For years, the store and surrounding area have looked tired and run-down. This £20 million investment signals a renewed commitment to Tonbridge’s economic future.

The timing also aligns well with Tonbridge & Malling Borough Council’s Masterplan, which sets out ambitious changes for the area around the High Street and town centre over the next three to four years. With improvements in infrastructure, public space and commercial development all on the horizon, the Sainsbury’s project fits neatly into a broader vision for revitalising the heart of the town.
