A New Chapter for 77-81 High Street

The prominent retail unit at 77-81 High Street, currently occupied by Poundland, has officially moved to ‘under offer’ status according to local agents Bracketts. This prime location, which boasts a substantial 65-foot frontage on the High Street and secondary access via The Botany, has long been a focal point of the town centre.

While the current site has begun to look somewhat tired, its transition into new hands signals a potentially transformative era for this section of Tonbridge. The freehold was marketed as a substantial two-storey Class E unit, totalling approximately 1,486 square metres (15,998 square feet).

Approved Planning and Residential Potential

The site carries significant development potential, backed by existing planning permissions. On 14th November 2018, consent was granted (ref: 18/00893/FL) for a project that would convert the first floor and add a second floor to create 14 apartments. These residences are designed to be arranged around a central courtyard, offering a modern living solution in the heart of the town.

Furthermore, the ground floor benefits from ‘flexi-consent’. This allows for the possibility of dividing the expansive space into two well-proportioned units facing the High Street, along with an additional unit fronting The Botany. Such a configuration could prove highly attractive to high-end retailers looking for modern, bespoke spaces that the current layout does not provide.

The 218 designs would convert the first floor and add a second floor to create 14 apartments. These residences are designed to be arranged around a central courtyard, offering a modern living solution in the heart of the town.

Ambitious Future Schemes

Beyond the current permissions, there have been even more ambitious discussions regarding the site’s future. A pre-application enquiry previously received a positive response from the local planning authority for a much larger scheme. This proposal involved:

  • The complete demolition of the existing property.
  • Replacement with a mixed-use building of 4 to 5 storeys.
  • Ground floor retail space (Class E).
  • The creation of 34 residential apartments.

It must be noted that it is currently unclear if this specific direction is still being pursued by the prospective buyers. However, the prospect of such a development remains an exciting one for Tonbridge. The introduction of high-end flats would undoubtedly add a fresh sense of liveliness to the High Street, while modern retail units could revitalise the local shopping experience.

Whether the loss of Poundland would be felt across the town remains a point of debate, but many residents find the shop personally useful for everyday essentials. Given the convenience it offers, there is a strong hope that the retailer might either remain as a tenant in one of the new, well-proportioned units proposed for the site or successfully secure another location within the town centre. While the prospect of modern retail units is attractive, ensuring that Tonbridge retains a diverse range of shops—including those that provide practical value—is key to maintaining a functional and inclusive High Street.

As the sale progresses, the town awaits to see which vision for 77-81 High Street will eventually come to fruition.
